About St. Julian's

St Julian's is Malta's entertainment capital, stretching from the quiet Spinola Bay around to the high-energy nightlife district of Paceville. It's a town of sharp contrasts: peaceful waterfront restaurants on one side, Malta's densest cluster of bars and clubs on the other. Understanding which end of St Julian's you're in makes all the difference.

The Spinola Bay area is one of Malta's prettiest waterfronts, with colourful traditional boats alongside modern restaurants. It's the postcard version of St Julian's — outdoor dining, harbour views, and a relaxed pace that draws both locals and tourists. Balluta Bay, at the Sliema border, has a small rocky swimming area and some of Malta's finest art nouveau architecture, including the striking Balluta Buildings, a Grade 1 scheduled monument built in 1928. Portomaso, with its marina and the Hilton, sits between the two — offering a more polished, upmarket atmosphere and some of the most expensive property on the island.

St Julian's has been Malta's nightlife centre since the 1960s, when major hotels like the Hilton and Sheraton first opened in the area and Paceville began its transformation into Malta's party district. Today, Paceville is a dense strip of bars, clubs, casinos, and late-night eateries that stays busy well past midnight on weekends. It's popular with tourists, students, and young locals — but it's noisy, crowded, and not for everyone. The key insight for renters: the Spinola and Balluta ends of St Julian's are completely different from Paceville. You can live in Spinola and barely notice the nightlife scene.

St Julian's is one of Malta's most popular expat areas alongside Sliema, with similar prices but a different character. Rents are comparable — around €1,100/month for a one-bedroom — but the housing stock is more varied. You'll find everything from luxury marina apartments at Portomaso to older Maltese townhouses on the back streets to budget studios closer to Paceville. The property market here is driven by demand from iGaming companies, finance firms, and the hospitality industry, all of which have offices in or near St Julian's.

The dining scene is arguably Malta's best, concentrated around Spinola Bay and the Portomaso marina. Waterfront restaurants serve fresh seafood with harbour views, while the back streets hide excellent bistros and wine bars. During the day, the cafes around Balluta and Spinola are popular remote-working spots. The Bay Street shopping complex and the casino add entertainment options beyond nightlife.

Transport is good: buses to Valletta (routes 13, 13A, 14, 16) run every 20-30 minutes and take 20-30 minutes depending on traffic. Sliema is walkable (about 20-30 minutes along the coast from central St Julian's), and the ferry to Valletta from Sliema is a short walk from the Balluta end. The downsides are the same as Sliema: traffic, parking, and density. Plus, if you live near Paceville, the noise. Choose your end of town carefully.
