Xemxija

Xemxija is a small coastal suburb on Malta's northeast coast, part of St Paul's Bay, perched above a quiet bay with views across to St Paul's Island. The name means "sunny" in Maltese — a fitting description for one of the island's sunniest stretches of coast. It's one of the smaller settlements in the St Paul's Bay area, which is precisely what draws people to it.

Unlike the heavily developed strips of Bugibba and Qawra to the east, Xemxija has retained a low-key, residential feel. The seafront promenade connects to a small marina and a handful of waterfront restaurants, but the pace is unhurried. The Xemxija Heritage Walk — a trail through archaeological sites spanning prehistoric to Roman times, including Punic-era tombs, ancient cart ruts, Bronze Age grain silos, and Roman apiaries — is one of Malta's most accessible heritage walks and a genuinely unique selling point for the area. You can walk it in under an hour, and it's free.

The village sits at the gateway to Malta's northern region, making it a practical base for exploring the island's best beaches. Mellieha Bay (Malta's largest sandy beach), Golden Bay, and Paradise Bay are all within 10-15 minutes by car or a short bus ride. The Xemxija Bay itself is rocky but swimmable, with a small promenade and a few spots where locals set up for the day.

Property in Xemxija tends to be more affordable than in St Paul's Bay proper, making it popular with budget-conscious expats and retirees. The housing stock is mostly modern apartment blocks with some older townhouses closer to the old village core. Sea-view apartments command a premium but are still significantly cheaper than equivalent properties in Sliema or St Julian's. The area has attracted a growing international community but it remains quieter and more integrated than the tourist strips.

Daily life in Xemxija revolves around the seafront. There's a small grocery store, a couple of cafes, and a pharmacy within walking distance. For anything more extensive — supermarkets, banks, healthcare — Bugibba and St Paul's Bay are a 5-minute drive away. A car is recommended but not strictly essential; bus connections to Valletta (route X300, ~50 min), Sliema (route 212 to Bugibba, ~40 min), and the airport (route TD1, ~55 min) keep the village connected. The buses run less frequently in winter.

In summer, Xemxija comes alive with weekend visitors and boat traffic from the marina, but it never reaches the intensity of Bugibba. In winter, it's genuinely quiet — some restaurants and businesses close or reduce hours, and the village returns to its residential rhythm. For people seeking coastal living without the resort-town chaos, Xemxija occupies a sweet spot in Malta's property market.
