Kercem vs Munxar
Side-by-side comparison of property prices, lifestyle, and practical info to help you choose the right area.
Summary
Kercem sits on Gozo's western edge with a family rating of 7/10 and transport rating of 3/10. It borders the Lunzjata Valley freshwater springs and has walking trails to the western cliffs. Route 311 buses connect the village to Victoria for daily amenities, and property here is affordable even by Gozo standards. The community of roughly 1,900 residents includes a growing number of foreign residents, though nightlife is minimal at 1/10.
Munxar is a cliff-top village of 1,500 people overlooking Xlendi Bay, with a beach rating of 8/10 versus Kercem's 5/10. It offers Ta' Cenc plateau walks and dramatic coastal scenery, with Xlendi's restaurants just a 5-minute drive away. However, transport is poorer at 2/10, with infrequent route 306 buses. Munxar has no shops, cafes, or restaurants within the village itself, and the steep terrain makes walking to Xlendi challenging. Both areas score 9/10 for safety and share similar ferry access to Malta at 15-20 minutes by car to Mgarr.
Living in Kercem
Kercem is a village on the western edge of Gozo, spread across the slopes leading up to the island's highest point at Ta' Dbiegi. The village has a split character: the old core is a traditional Gozitan settlement with a parish church and narrow streets, while the surrounding countryside is some of Gozo's most attractive — rolling hills, olive groves, and walking trails that lead to the cliffs at San Lawrenz. The village is known for the Lunzjata Valley, a green corridor that runs through the western part of Gozo with freshwater springs that sustain vegetation year-round. The Villa Rundle Gardens, one of Gozo's few public green spaces, sit near Kercem's boundary. The area has attracted a small but growing community of foreign buyers drawn by the rural lifestyle and low property prices. Property in Kercem is affordable even by Gozo standards. Traditional village houses and modern apartments are both available, and the hilltop position offers views that stretch to the sea on a clear day. The village is peaceful and car-dependent, with basic amenities but no major commercial strip.

Living in Munxar
Munxar is a small village on Gozo's south coast, perched on the cliffs between Sannat and Xlendi. The name means 'bucksaw' in Maltese, supposedly referring to the jagged shape of the coastline below the village. It's one of Gozo's least-known villages — most visitors drive past it on their way to Xlendi without realising it's there. The village centre is tiny — a church, a square, and a few streets of traditional houses. But Munxar's real identity is tied to the coastline below: Ta' Cenc plateau extends to its west, and the cliffs between Munxar and Xlendi contain some of Gozo's most dramatic coastal scenery. Mgarr ix-Xini, the fjord-like inlet shared with Sannat, is accessible from Munxar's side. Property in Munxar is very affordable, even by Gozo standards. Traditional houses with sea views are available at prices that seem extraordinary given the coastal position. The village has minimal amenities — a church, a social club, and not much else. Xlendi's restaurants are a five-minute drive.
Highlights
- Cliff-top position above Xlendi Bay
- Access to Ta' Cenc plateau walks
- Very affordable even by Gozo standards
- Dramatic coastal scenery on the doorstep
- Five minutes from Xlendi's restaurants
